Documentation Needs List
Your Documentation Needs List is designed as a guide to assist us in processing your loan in a timely manner. It’s okay if you don’t have everything needed when we first meet but please supply me with the following applicable items from the list below as soon as possible:
All Loans
Last Two years W-2’s and/or 1099’s
Current pay stubs for the last 1 month
Bank statements (most recent 2 months all pages)
Most recent statement from any IRA’s, retirement accounts, stocks, bonds (all pages)
Current mortgage statement – if you have one
Yearly amount of your homeowner’s insurance – if you currently own a home
Yearly amount of your property taxes- if you currently own a home
Name of homeowner’s insurance agent, telephone number and company
Breakdown of student loans: loan amounts, current monthly payments, which are in deferral, when each loan will come out of deferral, monthly payment out of deferral
Self Employed Borrowers Only
Complete Federal only personal and business tax returns, for last 2 years, signed/dated
YTD income statement (i.e. profit and loss), signed/dated
Last 2 years business license, if applicable
Purchase Transactions
Real Estate agent name, phone no., and email address - if none I can refer one to you
Earnest Money Agreement plus all addendums – if you have made an offer
Name of Title Company, escrow officer and telephone number – if you know
Copy of Settlement Statement if you have a recently sold home
Name, address, and phone number for your landlord
Copy of listing of current home if it’s on the market but not sold
If Applicable: Please Review
Divorce Decree – if you get spousal or child support
Rental agreements – if you own investment property
Gift fund letter if you are receiving funds from someone else (I can supply form)
Copy of visa or a green card – if it applies
Bankruptcy papers along with the discharge
Proof of payment or receipt of child support
*Note: If you are unable to provide the applicable items above prior to or during our meeting, please provide them to me as soon as possible in order to expedite your loan process. You can fax them to my computer at 503-210-1965.
